The team serves homeowners, buyers, tenants, landlords and realtors across Saskatchewan, including Regina, Prince Albert, Moose Jaw, Humboldt and rural communities. Inspectors check ordinary causes such as drafts, wiring, plumbing, pests and carbon monoxide before recommending further work. About half of the homes inspected have no paranormal activity. A Haunting Assessment starts at $425 CAD, a Pre-Purchase Paranormal Inspection at $475 CAD and Spectral Remediation at $395 CAD. The Haunt-Free Maintenance Plan costs $39 CAD per month or $399 CAD per year. Inspection prices cover homes up to 2,000 sq ft; applicable taxes, larger-property charges and travel beyond 50 km of Saskatoon are additional. Written assessment reports are delivered within 48 hours of the inspection. Boo-tique credits the full assessment fee toward remediation booked within 30 days. Spectral Remediation includes a 90-day guarantee: if activity returns, the team repeats the service at no charge; if it returns a second time, the remediation is refunded in full. Booking requests are confirmed within one business day. Call or text +1 (639) 638-5146 for bookings, with emergency dispatch available 24/7. ## About — Our story Source: https://boo-tique.vibe-app.ai/about I left the collar. I kept the calling. Brendan King grew up on a grain farm outside Humboldt, Saskatchewan, the youngest of five. He was the kid who fixed the furnace, rewired the barn and wasn't afraid of the cellar. At 24, he was ordained a Catholic priest and spent the next 14 years serving rural parishes across the province. Somewhere along the way, he became the person people called quietly. A farmhouse near Watrous where the doors wouldn't stay shut. A heritage home in Moose Jaw where the piano played itself at 3am. A family in Prince Albert whose kids refused to sleep upstairs. Brendan always went. He listened, he prayed, and almost every time he noticed something else: a cracked foundation, a draft from a sealed-off room, a crawlspace nobody had opened in forty years. The spiritual and the structural were usually connected. The official process was slow. A formal request for help could take a year or more to approve, and Brendan watched families wait in homes they were afraid of. In 2009, after a long winter of reflection, he made the hardest decision of his life. He stepped away from the priesthood, earned his home inspector certification, and started Boo-tique out of the back of his pickup truck. His approach hasn't changed since. Treat every family with respect. Check every room, even that one. Don't leave until the house is right. Today Boo-tique has a team of seven certified technicians serving homes across Saskatchewan. Every technician is licensed, insured, background-checked and trained by Brendan personally. Brendan still performs every Full Exorcism himself. ### What we believe - Respect for everyone in the house. Living or otherwise. Most cases are resolved without anyone raising their voice. - Honest reports. About half of the homes we inspect are just drafty. We'll tell you that, and we won't charge you for remediation you don't need. - Discretion. Our trucks are unmarked. Your neighbours don't need to know. - Every room. Every time. Including the one at the end of the hall. ### Brendan, at a glance - Founder & Lead Inspector. - Former Catholic priest, 14 years in rural Saskatchewan parishes. - Certified Home Inspector since 2009. - Founding member of CAPHI: Canadian Association of Paranormal Home Inspectors. - Has personally conducted 400+ remediations. - Lives in Saskatoon with his wife Maureen and their dog, Father Murphy. - Off hours: curling, restoring old farmhouses, and not watching horror movies (“They're inaccurate.”). ## Service pricing and policies ### Boo-tique Home Inspections — Pricing Source: https://boo-tique.vibe-app.ai/services Content reference date: 2026-10-16 Currency: CAD. If something in your home feels off and there’s no obvious explanation, an assessment will tell you either way. About half the homes we inspect are just drafty, and we’ll tell you that honestly. ### How long does an inspection take? Most homes take 2 to 3 hours. Larger homes and acreages can take up to 5. ### Do I need to be home? Yes, for at least the first and last 15 minutes. Pets can stay. Dogs are often the ones who noticed first. ### Is the process safe for my family? Completely. Our methods are non-invasive, chemical-free and quiet. Most clients say the house simply feels lighter afterward. ### What if it comes back? Every remediation includes a 90-day guarantee. If it comes back within 90 days, so do we, free of charge. If it returns again, we refund the remediation in full. ### Do you offer financing? Yes, on services over $500. Ask when you book. ### Can you inspect a home I’m thinking of buying? Yes. Our Pre-Purchase Paranormal Inspection is designed to fit inside a standard condition period. Book as soon as your offer is accepted. ### Do you work with realtors? We do. Realtors can book on a client’s behalf, and our reports are ready to share. Ask about our referral program. ### Do you work on commercial properties? Yes. Restaurants, offices, heritage buildings and one very busy Tim Hortons. ### Is there anything you don’t handle? We don’t handle demons, cursed dolls, Ouija board aftermath, anything in a lake, or possession of a person. We’re happy to refer you to someone who does. ### Which service should I book if I’m not sure what’s happening? Start with a Haunting Assessment. We check ordinary causes first, inspect the property and explain our findings in writing. If you’re buying a home, choose the Pre-Purchase Paranormal Inspection instead. You don’t need to arrive with a diagnosis. That’s our part. ### How soon can you inspect my home? Booking requests are confirmed within one business day, and most assessments are available within 5 business days. Pre-purchase inspections are prioritized around your condition deadline, with most reports delivered within 72 hours of booking. Maintenance Plan members receive priority inspections within 48 hours. Tell us about any deadline when you book. ### How should I prepare for an inspection? Write down what you’ve noticed, where it happens, and any dates or times you remember. Make sure the attic hatch, basement and crawlspace are accessible, and turn off fans, humidifiers and space heaters an hour before we arrive. Keep pets in a comfortable room we can inspect last. Mention recent renovations or antiques and heirlooms brought into the home. ### What equipment do your inspectors use? We use thermal imaging cameras, EMF meters, digital thermometers, temperature loggers, overnight audio recorders, a carbon monoxide meter and a moisture meter. Readings are checked against ordinary explanations such as wiring, drafts and plumbing noise. No Ouija boards. Ever. ### What will my inspection report include? Your written report includes room-by-room findings, photos, instrument readings and a plain-language conclusion within 48 hours of the inspection. If we find activity, we classify it and provide a fixed-price remediation quote where recommended. If we find no activity, the report says so and lists the ordinary causes we checked. ### Do you offer evening appointments? Yes. Evening inspections are available Monday to Saturday at no extra charge. Tell us if the sounds or other activity tend to happen at a particular time so we know where to focus. Emergency after-hours dispatch is a separate service with an additional fee. ### Does the size of my home affect the price? Listed prices apply to homes up to 2,000 sq ft. Add $50 for each additional 500 sq ft. All prices are in Canadian dollars, plus applicable GST/PST; travel fees may apply beyond 50 km from Saskatoon. Share your approximate property size when you request an inspection. ### Is my assessment fee credited toward remediation? Yes. The full assessment fee is credited toward remediation booked within 30 days. We always assess first and agree on a fixed price before remediation begins, so you only pay for the work your home needs. ### When do I pay, and which payment methods do you accept? Payment is due when the service is complete. We accept credit cards, debit and e-transfer. Financing is available on services over $500; ask about it when you book. ### Do you offer discounts for seniors or first-time home buyers? Yes. Seniors and first-time home buyers receive a 10% discount. Discounts cannot be combined. Mention your eligibility when booking so we can explain the pricing for your visit. ### What is your appointment cancellation policy? Cancellation is free with at least 24 hours’ notice. Later cancellations are charged $75. Please contact us as soon as you know you can’t make your appointment. Cancelling a monthly Maintenance Plan has a separate 30-day notice requirement. ### Do you travel outside Saskatoon? Yes. We serve all of Saskatchewan, including Regina, Prince Albert, Moose Jaw, Humboldt and surrounding rural areas. Travel is free within 50 km of Saskatoon. Beyond that, the travel charge is $0.75/km round trip. Share your property address when booking so we can confirm the travel cost. ### Can I book an inspection if I’m a tenant? Yes, with your landlord’s permission. We can help you ask for that permission. Let us know you’re renting when you contact us, and describe what you’ve noticed so we can explain the next steps. ### Will my neighbours know why you’re visiting? Our vehicles are unmarked, and we keep your information confidential. We never share your address or findings without your permission. You decide who sees the report. The neighbours can keep guessing. ### What should I do if something is happening right now? If anyone is hurt or in physical danger, or there is a fire, gas smell or suspected intruder, call 911 immediately. If everyone is safe but the situation can’t wait until morning, call our 24/7 emergency dispatch line. Emergency dispatch adds $175 to the visit and includes a stabilizing visit and a booked follow-up assessment. A technician is dispatched within 60 minutes in Saskatoon and as soon as possible elsewhere. Do not confront or provoke a suspected presence. ### Could headaches, dizziness or nausea be carbon monoxide? They could be, and safety comes first. If anyone has headaches, dizziness or nausea in the home, a carbon monoxide alarm sounds, or you have no working CO detector, get everyone and pets outside and call 911 or your gas utility. Arrange an inspection only after the immediate safety concern has been addressed. An inspection spot check does not replace a working carbon monoxide detector. ### What if the activity started after I brought home an antique? Tell us what arrived and when the activity began. Some activity can be connected to an object rather than the property, but an assessment checks ordinary explanations first. Keep suspected items for the inspector to see rather than throwing them away. If the findings support an attachment, a Gentle Nudge on the object and advice may be recommended. ### Can you certify my rental property or Airbnb? Yes. Rental & Airbnb Certification is $225 per unit and includes a full assessment, a “Certified Haunt-Free” window decal and a badge for your online listing. Certification is valid for 12 months. If remediation is needed, the unit is certified once that work is complete. ### What does the Haunt-Free Maintenance Plan cover? For $39/month or $399/year, the plan includes one full annual assessment, priority inspection booking within 48 hours, 15% off remediation, one free Emergency Dispatch per year and an October check-in call. Each plan covers one address and can transfer to the new owner if you sell. Monthly plans can be cancelled with 30 days’ notice, and landlords receive 10% off additional properties. ### Does remediation have to involve religious practices? No. Gentle Nudge and Firm Eviction are not religious. Full Exorcism is performed personally by Brendan King and draws on his training as a priest, but can be adapted to your family’s beliefs or performed without religious elements. We explain the approach and agree on the plan before work begins. ### Do you help with vampires, zombies or ghouls as well as hauntings? Hauntings remain our primary specialty. We also welcome enquiries about vampire, zombie and ghoul-related property concerns through our Beyond Hauntings options. Describe what you’ve observed rather than trying to identify it yourself. We check ordinary explanations first, then discuss an assessment and tailored quote or a specialist referral where appropriate. An enquiry is not confirmation of any particular cause. ### How do I request a review for a non-haunting concern? Leave your name, cell number and email on the inspection request form. We’ll contact you to discuss the location, when it began, how often it happens and anything that changed around that time. You can also call us to talk it through. We’ll confirm the scope and price of any assessment before you commit. ### How much do the Beyond Hauntings options cost? These concerns are quoted individually after we discuss the situation. The published haunting assessment and spectral remediation prices are not automatic prices for vampire, zombie or ghoul-related work. We agree on what an assessment includes and what it costs before you proceed. You’re requesting a review, not committing to a removal package. ### Does the 90-day guarantee cover vampires, zombies or ghouls? The published 90-day guarantee applies to our Spectral Remediation service. It does not automatically extend to Beyond Hauntings enquiries or specialist work. Any assessment credit, follow-up arrangements or guarantee for a secondary service must be agreed separately in its scope and quote. If a referral is the better option, ask that provider about their own pricing and terms. ### Should I gather evidence or try to deal with it before you arrive? Keep notes and share any recordings or photos you already have, but do not approach, confront, provoke or attempt to contain anything. Do not enter unsafe or restricted spaces to investigate. If someone is hurt or in immediate danger, or you suspect an intruder, call 911 first. A website enquiry is not an emergency response. We can discuss a suitable next step once everyone is safe. ## Reviews Source: https://boo-tique.vibe-app.ai/reviews The site displays a business-reported rating of 4.9 from 380+ Google reviews. By Brendan King. 6 min read. Published: 2026-10-10. Content modified: 2026-10-10. About half the homes we inspect have no paranormal activity at all. They have drafts, old wiring and a furnace with opinions. Before you book anyone, including us, check these seven things. #### 1. Test for carbon monoxide. CO can cause headaches, confusion, a feeling of dread and even seeing things. If you have no CO detector, install one today. If it alarms, leave the house and call 911. #### 2. Find the draft. Check for air leaks near windows, outlets and baseboards in the cold room using a strip of tissue or a draft detector. Movement means air, not a presence. #### 3. Check your wiring. Old or exposed wiring can produce strong electromagnetic fields. We note unexplained readings, but rule out wiring first. Flickering lights or exposed wiring should be checked by a qualified electrician. #### 4. Listen to the plumbing. Knocking pipes, called water hammer, can sound exactly like someone at the door. #### 5. Look for pests. Squirrels, mice and bats make a lot of noise at night. Check the attic for droppings. #### 6. Consider the house settling. Older homes creak as temperatures change, especially on cold prairie nights. #### 7. Check for low-frequency noise. Highway traffic, wind turbines and some appliances produce infrasound, which people can’t hear but may experience as unease. If you’ve ruled out all seven and something still feels wrong, that’s when an assessment makes sense. Author: Brendan King. Founder & Lead Inspector. Certified Home Inspector since 2009. A house can be new, but the land, the materials and the things you bring into it are not. #### 1. The land has a history. Many new subdivisions are built on old farmland, homesteads or roads. #### 2. Reclaimed materials. That barnwood accent wall came from somewhere. #### 3. Antiques and heirlooms. The most common source of activity in new homes is something brought in after move-in. #### 4. Activity started on a date you can name. If it began the week a box arrived from Grandma’s estate, mention that when you book. #### 5. Your pets noticed first. So a dog refusing to go downstairs is usually telling you something real. The ordinary explanations, in order of likelihood: a mouse or squirrel, a smell from the drain or sump, a noise from the furnace or water heater, or a cold draft. When it’s none of those, we see the same pattern every time. The dog stops at the top step, stares at one corner, and won’t move. If that sounds familiar, write down when it happens. By Boo-tique Team. 5 min read. Published: 2026-10-11. Content modified: 2026-10-11. FICTIONAL FIELD NOTES: An original spooky story set in the Boo-tique world—not a documented inspection or a claim about a real client. The scenes are illustrative. Practical safety guidance still applies. The first night, the couple blamed the neighbour. The second night, they blamed the pipes. On the third night, they stood in their own sitting room and watched one white key sink slowly beneath a hand they could not see. That was when they stopped discussing the acoustics. #### 1. A very punctual complaint In this story, the house was an ordinary prairie character home: good brickwork, tired windows, an upstairs bathroom that needed attention. The upright piano had come with it. So had a stool, a stack of yellowed sheet music and the seller’s unusually firm suggestion that the instrument stay exactly where it was. At 3:07 each morning, three notes sounded from downstairs. Not a tune. More like somebody finding their place. Then silence. The couple had a recording and a notebook. Both were more useful to our inspection than a theory about who might be playing. #### 2. First, the things a house can do by itself We began with the unromantic possibilities. The carbon monoxide readings were normal. No animal had made a home behind the piano. There was no concealed speaker, loose floorboard touching a pedal or pipe tapping the soundboard. The instrument was old enough to object to changes in temperature, and the sitting-room window leaked cold air. We noted both. A draft can explain a cold room. It does not automatically explain everything else in that room. Brendan asked the owners to leave the recorder in place and get some sleep elsewhere. Nobody was asked to sit in the dark and wait for a performance. #### 3. The fourth note On the recording, the house settled at 2:51. A truck passed at 3:02. At 3:07, the familiar three notes rang out, followed by a fourth. Beneath them was the soft scrape of the stool moving across the floor. The next morning it stood several inches farther from the keyboard. Then we noticed the sheet music. The same four notes opened a pencilled exercise on its first page. The exercise ended halfway through a bar. Nothing in our checks established why. That uncertainty was recorded too. An honest report is allowed to contain the words “we do not know.” #### 4. Something in the doorway The most unsettling moment came during the follow-up walkthrough, in daylight. Brendan stood beside the piano while another inspector checked the hall. A patch of cool air moved across the doorway against the direction of the window draft. The stool scraped once. One key dipped. Nobody touched it. For a few seconds, the room felt occupied in a way its square footage did not account for. Then the sensation passed, and somewhere upstairs a toilet refilled. Even a very strange house remains a house. We recorded the movement and readings, without pretending that either revealed an occupant’s identity. #### 5. A quieter ending Within the fictional case, the repeated notes alone might have suggested residual activity: a pattern that replays. The changing notes and movement led the team to consider an active presence instead. A written assessment and agreed remediation plan came before any work. The owners left for the main visit; the instrument stayed where it was. Afterward, the follow-up recordings held only traffic, the furnace and one impressively determined refrigerator. The couple kept the piano. They eventually took lessons. Their first request to the teacher was entirely reasonable: nothing scheduled before breakfast. Homeowner takeaway: log the time, room and pattern of unexplained sounds, and keep recordings you already have. Repetition is useful information, not proof of a haunting. Ordinary causes come first; never try to provoke a response or stay somewhere you feel unsafe. Author: Boo-tique Team. Boo-tique Team: seven certified technicians serving Saskatchewan. There was no face in the photograph. Just a darker patch inside the upstairs doorway. The family had dismissed it as a coat until they remembered that the hook had been empty for three weeks. Their dog, meanwhile, had already made other sleeping arrangements. #### 1. The room nobody used Our fictional family had been in the house for two months. For the first month, the spare bedroom was simply spare. Then their daughter began asking why somebody stood outside it after lights-out. The parents checked every night. They found nobody. Soon the dog refused the stairs, and the family started hearing a slow creak on the landing after everyone was downstairs. The report that brought us in was not the shadow photograph. It was the mother’s plain description: “We’re all moving around our own house differently.” We take that kind of concern seriously, without deciding its cause over the phone. #### 2. A shadow is not a diagnosis The landing had plenty of ways to look occupied. A streetlight shone through moving branches. The bedroom door cast a long shape across the wall. An old mirror reflected the hall at an awkward angle. We photographed the space in daylight and darkness, checked the window seals and looked for pests, electrical issues and carbon monoxide. The family’s photograph could have had an ordinary explanation. We said so. About half the homes we inspect have no paranormal activity; a frightened family deserves that possibility explained as carefully as any other. The unsettling part of this story arrived later, without a camera. #### 3. One step behind During the instrument sweep, an inspector climbed the stairs while Brendan waited at the bottom. Each step gave a distinct wooden complaint. Halfway up, a second creak sounded immediately behind the inspector. They stopped. Another creak came from the next tread down. Brendan could see the staircase was empty. There was no rush, no chase and no whispered conversation with the dark. The inspector came back down, and we paused the walkthrough. We asked the family to stay downstairs while we reassessed the space. Feeling brave is not part of an inspection checklist. #### 4. The shape that changed From the landing, the bedroom doorway looked darker than its neighbours. A floor lamp was moved to check how the shadows changed. Most did. One narrow patch remained near the frame for several seconds, then appeared farther inside the room. A temperature logger recorded a brief drop at the same location. Neither observation named what was there. Together with the footsteps and earlier notes, they gave our fictional team a pattern to investigate rather than a photograph to dramatise. We did not ask the child to describe it again in the room. Her account was already enough; she did not need to demonstrate it. #### 5. The dog’s final inspection In the story, the findings supported an active-presence classification and a fixed-price remediation plan. The family took their dog out during the main visit. Instrument checks were repeated afterward, and follow-up calls focused on what the household actually noticed, not what they hoped to hear. The next evening, the dog walked up the stairs, turned into the spare room and fell asleep on a clean duvet. The parents reported no further footsteps. The dog reported nothing at all. We have found this is generally the more reliable approach to testimonials from dogs. Homeowner takeaway: note where your pets react and when, but check smells, pests, drafts and household noises first. A shadow or uneasy feeling does not establish a haunting. If you suspect an intruder or anyone is in danger, leave safely and call 911—not an inspection company. Author: Boo-tique Team. Boo-tique Team: seven certified technicians serving Saskatchewan. The knocking always began after the kitchen light went out. Three measured taps from beneath the floor, followed by a long silence. Then, one evening, the silence ended with the sound of a chair being dragged across a cellar that contained no chairs. #### 1. A practical house with an impractical problem This fictional farmhouse had survived prairie winters, three generations of repairs and a kitchen renovation that uncovered an old cellar entrance. The owners resealed the entrance neatly. A week later, the tapping started. They first assumed plumbing, then mice. By the time a mug slid off the counter, they had moved their meals into the sitting room. Nobody had been hurt, but they no longer felt comfortable downstairs. We asked about immediate hazards and a working carbon monoxide detector before discussing an appointment. A frightening sound can wait while safety is checked. A gas smell, injury or CO alarm cannot. #### 2. The ordinary suspects The daylight walkthrough was thoroughly uncinematic. We checked pipe supports, looked for water hammer, inspected visible wiring and searched for evidence of pests. A loose latch explained why the cellar door sometimes stood ajar. A cold-air leak explained part of the temperature difference near the floor. Those findings went into the report; nobody crossed them out because they spoiled the atmosphere. We also found a box of household items left near the reopened entrance during the renovation. Changes like that are useful context. They do not make an antique guilty or turn a timing coincidence into evidence. #### 3. After the light went out During the evening checks, the kitchen light was switched off as part of the normal walkthrough. Three taps sounded beneath the floor. The first could have been a cooling pipe. The second seemed closer. The third arrived directly under the inspector’s boots. In the cellar, the recorder picked up a scrape lasting several seconds. Then a small metal tin fell from the workbench while both inspectors stood near the doorway. We stopped the visit, moved everyone away from the affected area and checked that nobody was hurt. There was no invitation to knock back. Nobody needed to find out whether a fourth tap was possible. #### 4. A report, not a dare The next discussion happened outside the cellar. In this story, the physical disturbances warranted a more cautious assessment and a plan reviewed personally by Brendan. A label such as poltergeist describes a reported pattern; it does not explain every sound, prove a motive or tell a family to tolerate danger. The written findings separated confirmed ordinary defects from the unexplained observations. Before work began, the owners knew the proposed scope, fixed quote and time they would need to be away. The cellar was unpleasant enough already. The paperwork did not need to be. #### 5. What quiet sounded like The fictional remediation was followed by another instrument sweep and recordings of the affected rooms. The latch was repaired separately; so was the air leak. On the first night back, the owners switched off the kitchen light and heard the fridge cycle down. Then nothing. At the seven-day call, the kitchen table was back in use. At thirty days, the only complaint was that their son had taken up drumming. That fell outside the quote. The household kept the written report and the renovation notes, so any future concern could be compared with a record rather than a memory made worse by a sleepless night. Homeowner takeaway: write down whether disturbances began after renovations or new items arrived. Do not enter an unsafe cellar, handle suspicious objects or attempt to provoke activity. If objects are being thrown or anyone is at risk, get to safety and call 911 first. An assessment comes after immediate hazards are addressed. Author: Boo-tique Team.
